The Best Time of Year to Sell a Home in Bothell

Seasonal patterns in Bothell are real but often misunderstood. Sellers ask about the best month to list as if there is a single right answer. The truth is that timing matters less than preparation and pricing, but timing still affects buyer activity, days on market, and final sale price in ways worth understanding before choosing a listing window.

Late winter through early spring is the strongest selling season in Bothell, with peak activity from January through early April. Buyer demand is high through early April and is the strongest window for most Bothell sellers. By mid May, inventory has built up substantially as more sellers list, and the early season advantage of being one of few quality choices fades. Listing in late January or early February catches buyers who have been watching the market through winter and are ready to act when good inventory appears.

Early summer remains strong but with growing competition. Buyer activity stays high in June, but inventory peaks in many years, meaning your home competes against more options. Pricing has to be sharper. Marketing has to be tighter. The advantage of being a fresh listing in a thin market is gone.

Late summer slows. Buyers travel, families focus on back to school logistics, and showing activity drops. Listing in July or August often produces a longer days on market and a more difficult negotiation. The exception is homes targeting buyers who specifically need to close before the school year, where late summer listings can work if priced aggressively.

Fall produces a second wave of activity in September and October. Buyers who did not find what they wanted in spring return to the market with renewed urgency, particularly those who need to close before the holidays. Inventory is typically lower than spring, which can favor sellers. Listings that show well and are priced correctly can find strong buyers in early fall.

Winter is the slowest season by volume but can produce surprisingly good results for well prepared homes. Inventory is low, competing listings are scarce, and the buyers who are looking in November, December, and January tend to be serious, often facing tight timelines from job changes or relocations. The downside is fewer total buyers and longer typical days on market. The upside is less competition.

For Bothell specifically, the strongest single window for most sellers is mid February through mid April. The second strongest is mid September through mid October. Outside those windows, listing is still possible and often successful, but the dynamics are different and the strategy needs to adjust accordingly.

The most important point is this: season amplifies preparation but cannot replace it. A poorly prepared home in May will still struggle. A well prepared home in November can sell quickly and profitably. Time the listing if you have flexibility, but invest in preparation regardless of when you list.
